Why Working With a Real Estate Professional Is The Best Thing You Can Do
Because buying or selling a home is such a big decision in our lives, the need for clear, trustworthy information and guidance is crucial. And while no one can give you perfect advice, when you align yourself with an expert, you’ll get the best advice for your situation.
An Expert Will Give You the Best Advice Possible
Let’s say you need an attorney, so you seek out an expert in the type of law required for your case. When you go to their office, they won’t immediately tell you how the case is going to end or how the judge or jury will rule. What a good attorney can do, though, is discuss the most effective strategies you can take. They may recommend one or two approaches they believe will work well for your case.
Then, they’ll leave you to make the decision on which option you want to pursue. Once you decide, they can help you put a plan together based on the facts at hand. They’ll use their expert knowledge to work toward the resolution you want and make whatever modifications in the strategy necessary to try and achieve that outcome.
Similarly, the job of a trusted real estate professional is to give you the best advice for your situation. Just like you can’t find a lawyer to give you perfect advice, you won’t find a real estate professional who can either. They can’t because it’s impossible to know exactly what’s going to happen throughout your transaction. They also can’t predict exactly what will happen with conditions in today’s housing market.
But an expert real estate advisor is knowledgeable about market trends and the ins and outs of the homebuying and selling process. With that knowledge, they can anticipate what could happen based on your situation and help you put together a solid plan. And they’ll guide you through the process, helping you make decisions along the way.
That’s the very definition of getting the best – not perfect – advice. And that’s the power of working with an expert real estate advisor.
Bottom Line
If you want trustworthy advice when buying or selling a home, let’s connect so you have an expert real estate advisor on your side.

There Are Different Types of Buyers. Which One Are You?
We get this question often from our homebuyers. “HOW MANY HOMES SHOULD I LOOK AT BEFORE MAKING AN OFFER?”
Well, we find that there are really 3 types of buyers… and there isn’t really one solid answer to how many homes you should look at before making an offer. Sometimes a buyer looks at one home and knows that is the one. Other times, it takes a buyer several houses to find the right fit.
- Let’s talk about the difference and what you can do to make sure you are taking the right steps so that you can confidently write an offer on the house you find and love!
First we have THE RESEARCH READY BUYERS
- These buyers do extensive research. They filter through and eliminate listings that won’t match their criteria by looking thoroughly online, driving by, and learning a lot about the area they want to live in.
- They usually have a pretty clear idea of what it is they want in their new home and can quickly eliminate listings they feel don’t fit the bill.
- They typically won’t look at very many homes in person before writing an offer, but the length of time it takes them to find the right house could be longer depending on what’s available.
Then we have THE SHOPPER BUYERS
- These buyers have to shop around in order to get a grasp on what exactly they want.
- They might know the basics of what they’re looking for but until they’re out and about in different homes and neighborhoods they can’t really zero in on their wants and needs.
- These buyers will typically look at the most houses in person and have a hard time filtering through listings online.
Finally we have THE FOCUSED BUYERS
According to research by the National Association of REALTORS®, the average homebuyer views 10 homes before making an offer and the search process takes 10 weeks.
- This doesn’t mean that once you decide to start the home search process that you should pick 10 listings to go out and see and from there decide which one you’re going to write an offer on.
That’s more like HGTV’s House Hunters and not realistic.
- The reason this is the average is because these buyers have worked with their agent to really dive into some specific questions that will help them focus on what they’re looking for.
- The first 5 homes you go out to see will help give you an idea of what you want vs what you don’t want, and from there you’ll look at only those that match the more specific criteria you’ve decided on.
After a little exploring you’ll know which subdivision is too far from work or you will realize you really do want a private backyard. Then you won’t have to look at too many more but instead wait for the more specific matches to come up and then go look at those!
Not sure where you’d fit or what kind of buyer you would be? Here are some things to keep in mind so that when you do write an offer, you are confident in your decision.
- Do thorough research online to narrow your options. Use Google Maps to look up different neighborhoods you are considering.
- Go out and get your feet wet! Look at 5 houses that match your basic criteria and see if what you see online matches your expectations!
- Hire a buyer’s agent. They will work with you on figuring out your specific home search criteria and help make recommendations that you might not think of yourself.

Small Changes To Make Your Home Feel Brand New
Have you heard of the “1% better every day” concept?
What if you applied a similar concept to your house? Every day, do something to make it 1% better (even if some days that means folding the laundry right when it comes out of the dryer – is anyone else guilty of not doing this?)
Here are 8 small changes to make to your house to make it feel new!
- Replace cabinet hardware – This is such a game changer for your kitchen and bathroom aesthetics!
- Add a statement mirror – We love the floor length arch-shaped mirror trend!
- Invest in new window treatments – Pro tip: hang them higher than the windows go to create the feeling of higher ceilings.
- Update light fixtures – Start with the entryway and work your way through the home to see what other spaces might be in need of a little glow up.
- Add a new plant (to every room) – Plant life is trending in interior design and brings so much life into a space!
- Add an area rug that fits your space for an updated look!
- Replace light bulbs – Get all matching bulbs and brighten things up.
- Upgrade your linens – You deserve to sleep in luxury! Just remember to go neutral, especially if you’re thinking about selling this year!
